Inside the front entrance to the left are stairs to the upper floor and 500 sq/ft mezzanine suite. 3 ft. wide walkways on either side of berthing slip and electric curtain on its own track with remote control.

The upper floor suite features plank flooring, pine board ceiling, full kitchen with abundant drawer and cupboard storage, Samsung SS fridge/freezer, dual SS sink, SS dishwasher, Samsung 4 burner electric stove and oven, SS convection microwave, 3 piece bathroom, Blomberg washer/dryer in closet, and plumbed with hot water tank located below under the stairs.  

2024 annual moorage is $19,250 and the Boat House can be moved from the marina to another location. No taxes applicable on Boat House sales.

Shelter Island Marina is located nearby down river which is a full service yard with 2 haul-out lifts, restaurant and chandlery.

The slip fits a Tollycraft 61 with an LOA of 63' 3" but a swim platform could extend under the curtain to fit a longer vessel. Plenty of water behind as photographed to make manoeuvring easier. With the acute moorage shortage it doesn't get any better than this and the brackish water means significant savings with less bottom painting and expensive haul-outs.
