Overview
Overview
The Water House is a sought-after and desirable 1995 Tollycraft 45 Cockpit Motor Yacht (CPMY). This Tollycraft vessel, designed by the renowned naval architect Ed Monk, is revered for its handling, performance, and fuel efficiency. New to the market, The Water House's current owners have made extensive upgrades in the time that they have owned her – including installation of two new AC units in the forward cabin and main salon, a new Isotherm refrigerator, and the replacement of lead acid with AGM batteries. Any cruiser will love her new Dinghy Butler davit system, which makes it very easy to single-handedly launch the dinghy in just minutes! When you step onto The Water House, you will find a clean and well-maintained boat to meet your cruising needs. With past owners, she has cruised intracoastal waters and to the Bahamas and is the perfect vessel for any cruising adventure; her shallow 3 ft draft and 17 ft air draft make her a comfortable home for exploring the Great Loop!
Vessel Walkthrough
1995 TOLLYCRAFT 45 VESSEL WALK-THROUGH
The Water House can be boarded from her large swim platform or over the gunnels into the cockpit, then up a ladder onto the sundeck. There are also railing openings on either side deck. The flybridge is up a few steps from the sundeck to port. There is a bi-panel door from the sundeck, down a few steps into the salon. A sliding door at the interior helm station also leads into the salon from the starboard side deck.
A centerline set of steps lead down to the galley to port and dinette to starboard. The ensuite guest berth is forward of the galley, with the head to port.
The ensuite master stateroom is down a few steps, aft of the salon.
1995 TOLLYCRAFT 45 ACCOMMODATIONS
SALON
The roomy salon on The Water House provides a comfortable space for entertaining or relaxing. The large front and side windows provide plenty of natural light. The windshield and forward side windows are covered with custom-made canvas. The blinds on the salon windows coordinate with the teak joinery; the carpeted floor provides winter warmth and coziness, and provides access to the engine room with lift-off panels.
An off-white L-shaped modular settee is to starboard, with storage beneath the cushions. The lower helm station was a convenient option in the 45CPMY. A bank of cabinetry is to port, across from the settee, providing convenient storage and access to the electrical panel. A neutral-colored solid surface counter is to port, and a flat screen TV is mounted under the counter for viewing from the salon.
GALLEY
The U-shape galley on The Water House is down a few steps from the salon to port. The openness means that the cook can always be part of the conversation. The steps lift up to provide additional access to the engine room. The galley features: a double stainless-steel sink, a Galanz microwave/air fryer/ convection oven, new (2025) Isotherm refrigerator with freezer on bottom, an electric 2-burner range, a window over the sink with wood blinds, a teak and holly sole, a slide-out cutting board, and drawers and cabinets for storage. Controls for the salon AC and tank level indicators are also located on the galley wall.
DINETTE
The dinette on The Water House is across from the galley, on the same level, but on a platform. It was added by previous owners, who replaced a navigation station. The well thought-out dinette was made by a ship's carpenter in Fort Pierce, FL, and converts to a berth. It features: neutral cushions, a Formica teak trimmed tabletop, storage in the teak and holly sole, and storage under the seats. A drink refrigerator and an icemaker are located under the seats, as well.
MASTER STATEROOM
The full-beam master stateroom on The Water House is aft of the salon (under the sundeck), down a few steps to port through a sliding privacy door. The master stateroom features: a queen walk-around berth, teak joinery, 2 reading lights, a dresser top with mirror, 2 large hatches with pleated shades that open onto the cockpit, windows with pleated shades, a carpeted sole, lighted hanging lockers with louvered doors, numerous drawers and cabinets for storage, and an ensuite head.
MASTER HEAD
The master stateroom on The Water House features an ensuite head with a separate stall shower. A large window over the sink, with pleated shades, can provide natural light, which is reflected by the large mirror. The sole is teak and holly, and there is a sliding privacy door. There is a molded sink and countertop. Storage is available in the large teak cabinet behind the head, in a small drawer, and under the sink. A towel ring and towel bar is on either side of the sink. The head is a Vacuflush. The shower features: a light, a portlight, a hand-holdable shower head, and a shelf/ledge for toiletries.
FORWARD BERTH/GUEST STATEROOM
The ensuite guest stateroom is in the bow of The Water House, forward of the galley. The original V-berth design was converted by a previous owner to a modified queen berth. There is a Bomar hatch in the headliner, with a slide-in screen. Drawer storage is available under the berth with a locker at the foot, and a storage cubby at the head. The anchor locker access is forward behind a mirror. The LG washer/dryer is located in a locker on the port side.
GUEST HEAD
The Water House's guest head includes a shower with fold-out Plexiglas door. There is a molded sink and counter, a portlight with a pull-down shade, a mirrored bulkhead, a Vacuflush head, a towel bar, and spacious storage cabinets.
SWIM PLATFORM AND COCKPIT
The hull of the Tollycraft 44CPMY was extended to form a swim platform and, thus, create the 45CPMY. It features: a swim ladder, cleats, convenient aft fuel tank fills and vents, hand holds, and a tuna door on the gunnel that swings into the cockpit.
This is where you will find the Dinghy Butler davit system – which leverages an electric winch that can be operated by remote control for easy single-handed launching and retrieval of the dinghy.
The cockpit on The Water House is roomy enough to move about while fishing or to add chairs for relaxing at the dock. It features: additional cleats on the gunnels, built-in storage on both sides, dock water connection, electrical connections, a freshwater tank fill, a wash-down connection, and a ladder up to the sundeck. A deck hatch opens to the lazarette compartment, where the generator is located.
SUNDECK
With more than 130 SF of usable space, the sundeck on The Water House will be your favorite place to sit and relax. White canvas panels can be used to form privacy shades at deck level, or you can slide them out to take advantage of beautiful views and refreshing breezes. Free-standing chairs and tables can be moved about and stored when not in use. A bolted-down deck box provides additional seating and storage to starboard. A new Magma grill (2024) is mounted on the aft rail for ease of use.
The sidewalks on both sides are accessible two steps down from the sundeck, which aids in line handling. There are two steps down to the door into the salon, and four steps up to the flybridge.
FLYBRIDGE
The fully enclosed flybridge with Isinglass windows offers great views for navigation. An L-shaped settee with white vinyl cushions is aft to starboard, for guests. The captain and navigator both have fully adjustable Stidd helm chairs with foot rests. The aft windows unzip for access to the sundeck hardtop. The forward ensign glass has been replaced (2025), and allows for large amounts of breeze to fill the area when it is open. (Additonal Strataglas is available should the new owners want to continue with replacement/updates.)
DECK AND HULL
The Tollycraft 45 CPMY is built on a (trademarked) Quadra Lift hull, which makes for a dry ride and dampens roll. Tollycraft vessels are built for the rugged waters of the Pacific Northwest. The Quadra Lift is unlike a typical hard-chined hull. The Quadra Lift hull has a pair of chines with a compound curve in between. The two chines together keep the hull from plunging too deep in heavy seas, dampen roll action and strengthen the hull sides.
The foredeck features fender racks, a windlass with foot controls, and ground tackle on the pulpit. The anchor is 40lb with 130' of 3/8 chain. The 50 amp shore power cable is on the starboard side deck, near the salon access door, and has a Cablemaster handling and storage system
